REO vs. SHORT
SALE
In a nutshell:
What’s a Short
Sale?
(Selling for less than the total of the
liens)
A short sale happens when a home owner quits making
payments on their loan
and decides to let the property
go back to the bank.
The seller needs to provide
documentation of hardship to the bank.
The list price is NOT approved
by the bank but offers can be written and presented.
Once this process is started it could be days,
or months before the bank responds.
If you want to be involved in a
short sale be prepared to sit back and wait!
What’s a REO?
(Foreclosure)
An REO is “Real Estate Owned”.
Since the bank owns the property
a list price is set and offer can be presented.
There are some good deals to be
made here but offers should not be frivolous!
The bank has three options to
the offer; they can accept, reject or counter the offer.
Again, be prepared to wait for a
response to an offer.
